Three Different Products, One Confusing Word
"Property platform" means three unrelated builds with three different economics, and getting this wrong before you start is the most expensive mistake available.
| Agency website | Agent CRM | Listings portal | |
|---|---|---|---|
| Whose properties | Yours | Yours, managed properly | Everyone's |
| Who pays you | Buyers and landlords, through commission | Nobody — it is internal | Agents and developers, for listing and promotion |
| Real challenge | Looking credible enough to be called | Getting your agents to actually use it | Supply and traffic simultaneously, plus fraud |
| Cost | ₦1,500,000 – ₦4,000,000 | ₦4,000,000 – ₦9,000,000 | ₦10,000,000 – ₦20,000,000 |
| Time | 3–6 weeks | 8–14 weeks | 4–7 months |
On building a portal. PropertyPro, Private Property and Nigeria Property Centre have years of listings, agent relationships and search traffic. Competing head-on for "houses for rent in Lekki" is not realistic for a new entrant and we will tell you so. Where new portals do succeed is by being narrow: one city nobody serves properly, one asset class such as commercial, industrial or student housing, one buyer segment such as diaspora purchasers who need verification and remote viewing, or a genuinely different model such as verified-only listings with no agent spam. Broad and generic loses. Narrow and credible can win.
Verification Is the Product in This Market
Every Nigerian who has searched for property online has the same experience: the flat in the photos does not exist, the price is a hook, the agent wants an inspection fee before showing anything, and the same apartment appears under nine different listings. That is not a minor quality issue. It is the reason serious buyers stop using portals and go back to personal referrals.
Which means verification is not a trust-and-safety feature bolted on at the end. It is the thing you are actually selling, and it is where a new entrant can beat an incumbent that has grown too large to police its own supply.
- Agent verification at onboarding — identity, business registration, and where relevant professional body membership, with a visible verified badge that is removable and is actually removed.
- Ownership or mandate evidence on each listing: title document, letter of authority from the landlord, or a management agreement. Stored, not just ticked.
- Duplicate detection by image hashing and address matching, so the same flat listed by six agents collapses into one record with the mandate holder identified.
- Freshness enforcement — listings expire unless the agent confirms availability. A portal full of properties let six months ago is worthless, and this is the cheapest quality control there is.
- An inspection-fee policy you state and enforce, with reporting and de-listing for agents who demand fees outside it.
- Physical verification for a premium tier — someone actually visits, photographs and geotags the property. Expensive, and it is exactly what diaspora buyers will pay a premium for.
The Portal Build
Search that gets completed
Location search that understands how Nigerians describe places — areas, estates and landmarks, not just formal LGA names. Map view with polygon drawing, price and bedroom filters, saved searches with alerts when a match appears, and results ordered by relevance and freshness rather than by who paid most that week.
Listings worth looking at
Galleries with automatic compression so pages load on a weak connection, video and virtual tours, floor plans, verified badges, neighbourhood context, and service charge, agency fee and legal fee shown separately from the headline price. Hidden fees are the number one complaint in Nigerian property search and surfacing them builds trust immediately.
Lead routing in seconds
Enquiries reach the right agent instantly by WhatsApp, SMS and push, with reassignment if unanswered within a set window. Response time is tracked per agent and feeds ranking. In this market the first agent to reply usually wins the deal, and most leads currently die because nobody looked at an inbox.
Monetisation
Agent subscription tiers with listing limits, featured and boosted placement, developer project pages for new builds, banner inventory, and lead-credit models. All with recurring billing through Paystack, dunning when a card fails, and a self-service billing portal so you are not chasing subscriptions manually.
The Agent CRM
If you run an agency rather than a portal, the CRM is where the money leaks. Most Nigerian agencies operate from WhatsApp, a phone contact list and one person's memory. Leads arrive, get half-answered, and disappear. Nobody can say how many enquiries came in last month or what happened to them.
Leads captured and never lost
Every source — website, portal enquiries, WhatsApp, calls, walk-ins, Instagram DMs — into one pipeline with an owner, a stage and a next action with a date. Nothing sits untouched without someone being told.
Matching and viewings
Buyer and tenant requirements recorded properly, automatic matching to new stock, viewings scheduled with reminders to both sides, and feedback captured after each one so you learn why a property is not moving.
Deals and commission
Offer through to completion with the document checklist, agency and legal fees, commission splits between agents and any co-broker, and a clear record of what is owed to whom. Commission disputes are endemic in this business and they are almost always a record-keeping problem.
Landlords and developers
Mandate records with expiry dates, activity reports you can send a landlord showing views, enquiries and viewings on their property, and renewal tracking. Landlords who receive a monthly report renew mandates; landlords who hear nothing move to the next agent.
The numbers
Leads by source and their conversion rate, agent performance, average days to let or sell, and pipeline value. The reporting that tells you which marketing spend is worth repeating.
Cost, Timeline and Our Honest Recommendation
Agency website
₦1,500,000 – ₦4,000,000
Your own listings, search, enquiry capture into WhatsApp and email, an admin area to manage stock, and the SEO structure to rank for your own area and estates. Three to six weeks.
Agency website + CRM
₦4,000,000 – ₦9,000,000
Everything above plus the full pipeline, matching, viewings, deals and commission, landlord reporting, agent performance and a mobile app for agents in the field. Eight to fourteen weeks.
Multi-agent portal
₦10,000,000 – ₦20,000,000
Agent onboarding and verification, listing moderation, duplicate detection, map search, subscriptions and featured placement, lead distribution, mobile apps and an admin back office. Four to seven months.
What we would tell you over the phone. Nine out of ten people who ask us for a property portal should build an agency website with a CRM instead. It costs a fraction, it launches in weeks, it improves the business they already have, and it does not require solving the supply-and-traffic problem that has defeated most Nigerian property startups. If after a year you have the listings, the agent relationships and a reason buyers would choose you, the portal is a far better bet with real evidence behind it.
And whichever you build, plan for traffic separately. A property platform without search visibility takes no enquiries. SEO and paid search are where the demand actually comes from in this category.
