The Nigerian shortlet market is large and no longer emerging. PropertyPro carries around 5,450 shortlet listings in Lagos alone, averaging roughly ₦150,000, and Nigeria Property Centre lists close to 12,910 shortlet properties nationally with about 254 new listings a week. Lagos is consistently among the largest African markets on the global booking platforms, and domestic tourism has been growing steadily.

Every one of those operators pays a commission on every booking. Run the arithmetic on a modest operation: six apartments, 60% occupancy, ₦120,000 a night. That is roughly ₦15.7 million in annual gross bookings. At a 15% blended platform cost you are handing over ₦2.3 million a year — every year, forever, on guests who in many cases found you once and would happily book you directly if you gave them a way to.

A direct-booking site does not replace the platforms. It captures the repeat guests, the referrals, the corporate accounts and the WhatsApp enquiries you are currently converting by sending account details and a screenshot. Most operators we build for keep the platforms for discovery and route everything else through their own site.

Be honest about which business you are in. Running your own apartments is one thing. Building a marketplace where other people's apartments are listed is a completely different, far harder business — you need supply, demand, trust and a payment escrow all at once, and the graveyard of Nigerian booking marketplaces is well populated. There is a middle route that suits a lot of Nigerian operators: a direct-booking site for your own units that can later accept a small number of vetted partner properties on a managed basis. You get marketplace-style inventory without becoming a marketplace, because you still control quality and you still hold the guest relationship.

What Goes Into the Build

If You Really Are Building a Marketplace

Then trust is your product and everything else is plumbing. The build has to include:

  • Host onboarding and verification — identity, proof of ownership or a management authority, property inspection sign-off with photographs. The scam listing is the thing that kills a Nigerian booking marketplace, and it is stopped at onboarding or not at all.
  • Payment held until check-in. Guest funds are collected, then released to the host a defined period after a confirmed check-in, with a dispute window. This is a regulated activity — holding third-party funds engages CBN rules and is normally done through a licensed partner or a licensed escrow provider. You need that arrangement settled before launch, not after.
  • Two-sided reviews, visible only once both sides submit or the window closes, so neither party writes in retaliation.
  • Dispute resolution with evidence upload, a decision workflow and a written outcome. Budget for humans; this cannot be fully automated.
  • Host payouts with statements, commission deduction, withholding tax handling and a payout schedule hosts can rely on.
  • Search that works — location, dates, guests, price, amenities, with map view and results that are actually available on the dates requested rather than a list the guest then has to enquire about one by one.

The thing most agencies will not tell you. A beautiful booking site with no traffic takes zero bookings. Your platform listings already have an audience; your own site does not. Budget for how guests will find it: a Google Business Profile per property location, the WhatsApp and Instagram audience you already have pointed at your own booking link, every past guest emailed and messaged, and a QR code inside each apartment offering a direct-booking discount for next time. That last one is the highest-converting acquisition channel in this business and it costs the price of printing.

No, and any agency that tells you otherwise is selling you something. The platforms are a discovery channel with an audience you cannot replicate, and most successful Nigerian operators keep using them. What your own site captures is everything that does not need discovery: repeat guests, referrals, corporate accounts, your Instagram and WhatsApp following, and walk-up enquiries. Those bookings currently either pay platform commission unnecessarily or get handled manually by sending account details and waiting for a screenshot. On a six-apartment operation at 60 percent occupancy and 120,000 Naira a night, a 15 percent blended platform cost is roughly 2.3 million Naira a year, so recapturing even a third of your bookings directly is significant money.

On top of that the system enforces minimum stay rules, handles gap nights, respects blocked maintenance windows and applies seasonal rules. Double-booking in peak season is not a minor operational issue in this market, it is a refund plus a public review that costs far more than the booking did.

Yes, and it matters more in Nigeria than card payment does. The system issues a dedicated virtual account per booking, so when the guest transfers, the payment is matched automatically and the booking confirms itself without anyone reading a screenshot at midnight. Cards and other channels run through Paystack or Flutterwave. You can require part-payment to hold a date with the balance due before check-in, take a refundable caution deposit that is held and released separately from the nightly rate, and have cancellation rules applied automatically according to your policy rather than negotiated case by case over WhatsApp.
